| 1 | () The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | () This permission relates only to the amended plan(s) received by the Local Planning Authority on 26 April 2005. REASON: For the avoidance of doubt. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 4 | REASON FOR DECISION: Permission is sought for a two-storey side extension at 8 Loraine Close, Marske a two-storey semi detached dwelling located on the north side of this residential cul de sac. The site is within a predominantly residential area and as such it is considered that Policies GEN1, GEN2 and H10 provide the basis for determining the application. These seek to achieve development that respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. Currently there is a gap between the garage at no.8 and no.10, although the neighbour has advised that this in the ownership of no.10. In order to ensure a ‘terracing’ affect is avoided a set back at first floor has been proposed. The extension would therefore be similar to one recently built on the south side of the road. It is considered that there will be no harm to the character or appearance of the area. With regard to the impact upon local residential amenity, bearing in mind the distances to the rear and notwithstanding the levels changes it is considered that the impact upon property to nearby residential at the rear would not be so material as to warrant a recommendation that planning permission be refused. Its relationship with other neighbouring property is such that no material harm would result. The application continues to show provision for parking and would not therefore raise highway safety concerns. The application proposal does not raise concerns regarding the crime prevention aims of the Local Plan. |
