| 5 | (5) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |
| 6 | (6) Prior to the first occupation of any of the dwellings hereby approved boundary/walls and fences shall have been erected in accordance with details first agreed in writing with the Local Planning Authority and thereafter maintained. REASON: In the interests of residential and visual amenity. |
| 7 | (7) The development shall be carried out in accordance with the recommendations outlined in the 'Report on Site Investigation' by Geoinvestigate Ltd dated 19 April 2005. REASON: To ensure a satisfactory standard of development. |

| 10 | REASON FOR DECISION: The proposed development will preserve the character and appearance of the Conservation Area. The proposal complies with Policy ENV4 and the supplementary guidance of the Council's Local Plan. The site is within the limits to development as set out in the Council's Local Plan. The layout and design are acceptable and accords with the guidance set out in the Local Plan. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's Local Plan. |
