# Condition Details
(1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
(3) The residential units hereby approved shall be used for serviced accommodation only in connection with the restaurant use and shall not be used for permanent residential use. None of the units shall be let as a single letting for a period of longer than six weeks. REASON: The units are not considered suitable for permanent residential accommodation.
(4) Nine car parking spaces shall be made available at all times within the site for use by the occupiers of the units hereby approved. REASON: To ensure that adequate on-site parking is available at all times.
REASON FOR DECISION: In 2000 approval was granted for the conversion of these buildings into craft units. This permission was never implemented. The current proposal to convert the buildings into serviced holiday accommodation in connection with the restaurant use. Whilst the site is beyond the limits to development where the new residential development would not be allowed a case could be made for the development on the grounds of encouraging tourism and employment similar to the arguments made with the previous application. The buildings will be broadly on the footprint of the existing outbuildings although will require extensive alterations / rebuilding because the existing buildings are in a poor state of repair. The proposed alterations are considered acceptable and will be an improvement in visual terms on the existing situation.
