1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Noise emitted from the units should not contribute more than 3dBA to the existing background levels measured at 1m from the façade of any adjacent dwelling when calculated as Leq 10min. REASON: To safeguard the amenity of adjacent residential occupiers.
3 NOTE: Redcar and Cleveland Local Plan Policies GEN1 and GEN2 were relevant to this decision.
4 REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Local Plan.
