| 5 | (5) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. | 6 | (6) Details of the proposed fencing shall be agreed in writing prior to its installation on site. The approved scheme shall be implemented in its entirety and thereafter be retained. REASON: In the interests of visual amenity. |
| 7 | (7) Detailed drawings of the proposed temporary access onto the Trunk Road shall be submitted prior to the commencement of construction at this site. The submitted details shall incorporate an island refuge at the entrance and the positions of advanced early warning signs. The approved scheme shall be implemented in its entirety and maintained throughout the construction period. REASON: In the interests of highway safety. |
| 8 | (8) The existing car parking at the St Andrew's School site shall remain available for use until the additional car parking at the remodelled school site is complete and available for use. REASON: In the interests of highway safety. |
| 9 | (9) A scheme for the reinstatement of the temporary access onto the Trunk Road shall form part of the landscaping works required by Condition (4) above. REASON: In the interests of visual amenity. |
| 10 | (10) Prior to commencement of construction on site investigations shall be undertaken regarding potential contamination at this site and the report submitted to the Local Planning Authority indicating the steps proposed to mitigate this. The scheme of mitigation, where it is necessary, shall be implemented in its entirety and be certified by a competent person. REASON: The Authority has been advised that the site is potentially contaminated. |
| 11 | (11) The gate at the entrance to the site shall be widened in accordance with a scheme to be agreed with the Local Planning Authority prior to the classroom unit hereby approved being occupied. REASON: To ensure a satisfactory form of development. |
| 12 | INFORMATIVE: (12) The school is encouraged to develop a School Travel Plan that encourages alternative modes of travel other than the private motor vehicle. For help and guidance please contact offecers of the Development Department. (ii) The developer is advised to make early contact with officers of the Development Department regarding the order for advance early warning signage as the process will take approximately 6 weeks. |

| 14 | REASON FOR DECISION: The proposed extensions are in keeping with the appearance of the existing building. The extended school will be the one furthest from the residential dwellings on St Margarets Grove and therefore the proposal will not have an adverse effect on amenity. Whilst accepting that traffic problems occur on St Margarets Grove, the consolidation of the two schools would not worsen the situation. Construction traffic will use a temporary access from the Trunk Road. |
