# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 REASON FOR DECISION: Permission is sought for a two-storey rear extension at 10 Hauxley Close, Redcar a two storey detached house located southwest side of this residential cul de sac. Policies GEN 1, GEN2 and H10 of the Local Plan provide the basis for determining this application. These seek to achieve development that respects the character and appearance of the area; that respects residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed extension would project forward of the existing first floor front elevation above the existing ground floor garage and rearwards for a depth of approximately 3.8 metres. The design would result in both front and rear gables being formed. Sufficient private amenity space would remain. The design is similar to others permitted without detriment to either the character or appearance of the area. With regard to local residential amenity, the proposed development is located on the southeastern side of the property. The distance from neighbouring property to the front rear and to the northwest is such the development would meet the requirements of the design guidance and as such no harm to the living conditions of the occupiers of those properties is envisaged. The development would be adjacent to 12 Hauxley Close, a two storey detached dwelling. The flank wall of this dwelling facing the development is devoid of windows. A conservatory is located at the rear on the side of the dwelling closest to the boundary with the application property. This encloses a patio door. Despite the boundary line being shown incorrectly on the ground floor plans, it is considered that given the juxtaposition of these two dwellings it would be difficult to sustain a recommendation for refusal on amenity grounds. This application does not give rise to concerns regarding either highway safety or the crime prevention aims of the Local Plan.
3 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
