# Condition Details
1 (1) The Council considers the proposed development would have an adverse effect on the amenities of adjoining residents by virtue of overlooking, loss of privacy and loss of light. The proposal is, therefore, contrary to Policies GEN1 and H3 of the Council's adopted Local Plan.
2 (2) Vehicular access to the site is poor and the increase in traffic associated with the proposed development would exacerbate the existing situation to the detriment of highway safety and the safety of local residents.
3 (3) The Council consider that the proposed development is an overdevelopment of the site which is not in character with the surrounding area in terms of its massing and scale. The proposal is, therefore, contrary to Policy GEN1 of the Council's Local Plan.
