# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Before the development hereby permitted commences a scheme shall be agreed with the Local Planning Authority which shall specify the provisions to be made for the control of noise emanating from the site. REASON: To ensure that the plant/machinery/building is adequately sound-proofed in the interests of the occupiers of adjacent residential property.
3 (3) No live entertainment or use of amplified music is permitted unless evidence has been submitted to the Local Planning Authority to show that the first floor rooms have been adequately attenuated to prevent noise nuisance. REASON: In the interests of the amenities of the area.
4 (4) Before the development is first brought into use, the car park hereby approved shall be constructed and laid out to the satisfaction of the Local Planning Authority and such provision shall thereafter be maintained. Bay 21 shall be deleted from the scheme. REASON: To ensure adequate off road parking provision is provided.
5 NOTE: Redcar and Cleveland Local Plan Policies GEN1 and GEN2 were relevant to this decision.
6 REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's Local Plan.
