Conditions table
# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The bottom edge of the flag sign is to be positioned at least 2.1 metres above footpath level. REASON: To avoid injury to pedestrians.
3 (3) All external or backlit light sources shall be shielded or louvred to prevent glare or lights shining into motorists or pedestrian's eyes. For externally illuminated signs, the light shall come from immediately above the sign and shall be directly focused onto the sign itself. Externally illuminated signs shall be illuminated only from above. Sign lighting shall not leave bare bulbs visible to the public eye. Shielding and glare elimination shall be accomplished with architectural elements, landscaping and specific built-in lighting devices such as shields and louvres. REASON: To ensure lighting does not compromise road safety.
4 (4) Luminance of the fascia sign should not exceed 800cd/m2. A manufacturer's certificate of compliance will be required. REASON: To protect residential amenity.
5 REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Local Plan.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 & ENV19 were relevant to this decision.
