# Condition Details
(1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The proposed extension shall not be used as a separate unit of accommodation. REASON: In the interests of the amenity of the area.
(3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995 the garage shall not be used for any purpose (including a purpose ordinarily incidental to the enjoyment of the dwellinghouse) which would preclude its use for the accommodation of a private motor vehicle. REASON: In the opinion of the Local Planning Authority the retention of the garage for the parking of a private vehicle is important in safeguarding the appearance of the locality and highway safety.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's Local Plan.
