| 4 | REASON FOR DECISION: Permission is sought to extend 79 Coach Road, Brotton which is located within a well-established residential area. As such it is considered Policies GEN1, GEN2 and H10 provide the basis for the determination of this proposal. These Policies seek to achieve development and respect the character and appearance of the area, which respects residential amenity and does not compromise highway safety and the crime prevention aims of the Local Plan. The proposed rear extension would respect the Council’s policies and does not cause concern with regard to design, residential amenity and siting. The neighbours objection relates to the proposed side extension. With regard to residential amenity, the proposed side extension would not detrimentally harm the amenity of the neighbouring properties. Similar extensions have been approved along the Coach Road. Concerns raised relating to terracing is addressed in the Local Plan Appendix 10, which clearly states that two storey side extensions are permitted to the boundary and should normally be set back at least 1 metre from the front of the dwelling. The ridge of the roof also should be correspondingly lowered in order to minimise terracing effect. The proposed side extension would be set back by approximately 1 metre and the ridge height is lowered accordingly. I would therefore advise that there would be no adverse effect in relation to the street scene and the set back reduces the terracing effect. The proposal does not give cause for concern from a design or highway safety point of view. The proposal does not compromise the crime prevention aims of the local plan. |
