| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) A minimum of two car parking spaces shall be provided within the curtilage of each dwelling before being first occupied and thereafter maintained to the satisfaction of the Local Planning Authority. REASON: To ensure that there is adequate on-site car parking to serve the development. |
| 3 | (3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995, (or any Order revoking or re-enacting that Order) no enlargement of the dwelling(s) or development within the curtilage the subject of this permission shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development. |
| 4 | (4) No domestic paraphernalia including the installation of washing lines shall be installed / erected within the curtilage of the dwellings hereby approved unless first agreed in writing with the Local Planning Authority. REASON: In the interests of amenity. |
| 5 | (5) This permission relates only to the amended plan(s) received by the Local Planning Authority on 2 November 2004. REASON: For the avoidance of doubt. |
| 6 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H3 were relevant to this decision. |
| 7 | REASON FOR DECISION: The proposed change of use is considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area. The proposal does not raise any issues in respect of highway safety or crime prevention. The proposal therefore accords with the Council's adopted Local Plan. |
