| 3 | REASON FOR DECISION: Alexandra House is a Victorian hotel building dating from the earliest period in Saltburn's development as a planned town and seaside resort. One of Saltburn's most important buildings both architecturally and in terms of its townscape importance - being prominent in views of the town from Huntcliff and from the A174 road - it is a grade II listed building and is located within Saltburn Conservation Area.. In the 1970s the hotel closed and it was converted to flats, when the buildings adjoining the rear were rationalised leaving this elevation with its present rather modern, utilitarian appearance. The proposed gas meter box and associated pipework will be installed behind the existing fire escape on the rear elevation, the intention being to reduce the visual impact of the installation on the appearance of the building. There are already two domestic waste pipes in this position, while to the right-hand-side of the fire escape there is an existing gas meter box from which the pipework rises alongside another waste pipe to serve on of the flats. Regarding the issues raised by the objector, vandalism and damage are matters for site management and security and the possible internal location of the apparatus is a matter for the gas supplier/installer to address. It is considered that in view of the existing appearance of the rear elevation of the building the proposed installation will not have an adverse effect upon its special character as a listed building. |
