| 5 | REASON FOR DECISION: This proposal seeks to establish a hot food takeaway business in one of a block of purpose built shop units that was last used as a betting office. The unit is at the end of a parade of shops at the junction of Slater Road and Birchington Avenue. A social club is situated to the rear of the shops. At present some of these shop units are vacant and not in particularly a good state of decorative order. There are a number of different operators within the block one of which is a hot food takeaway shop. There is no living accommodation above the units. The applicant states that he is wanting to relocate to this site because of his existing operation at Argyle Road is being Compulsory purchased and he wants to continue to serve his existing customers. Given the location of this proposal within a purpose built shopping precinct in close proximity to a large social club situated on the main route through Grangetown with a hot food establishment already in existence I consider it would be difficult to resist this proposal as the level of activity it would create is not likely to be significant in relation to that which already exists. In the circumstances therefore I consider this proposal subject to the appropriate conditions is acceptable. |
