# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 21 December 2004. REASON: For the avoidance of doubt.
3 (3) The parking provision indicated on the approved plans shall at all times be made available to the occupiers of the hereby approved dwelling for the purposes of parking their private vehicles. REASON: To ensure adequate on site car parking provision is maintained.
4 REASON FOR DECISION: This is an infill site within the limits to devlopment and has been the subject of negotiation in respect of design. The building reflects the old lifeboat lookout building further along The Esplanade.
5 REASON FOR DECISION: The site is within the limits to development as set out in the Council's Local Plan. The layout and design are acceptable and accords with the guidance set out in the Local Plan. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's Local Plan.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H3 were relevant to this decision.
