| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 3 | REASON FOR DECISION: Permission is sought to extend 67 Newmarket Road, Redcar, it is located within a well established residential area. As such it is considered Policies GEN 1, GEN 2 and H 10 provide the basis for the determination of this proposal. These policies seek to achieve development that respects the character and appearance of the area, which respects residential amenity and that does not compromise highway safety and the crime prevention aims of the Local Plan. The design and siting do not give cause for concern and are acceptable in planning terms. Policy H 10 of the adopted Redcar and Cleveland Local Plan states that single storey rear extensions sited on a party boundary should normally be restricted to a depth of 2.4 metres. The proposed conservatory would be 2.4 metres along the boundary and therefore deemed to be acceptable. As Members are aware ground conditions would be a Building Control matter. It is not anticipated that the proposal would result in a significant alteration to the flooding due to the size and nature of the proposal. There are no concerns in relation to highway safety or the crime prevention aims of the local plan. |
