| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 4 | REASON FOR DECISION: Permission is sought to extend 37 Oxgang Close, Redcar which is located within a well established residential area. As such it is considered Policies GEN1, GEN2 and H10 provide the basis for the determination of this proposal. These Policies seek to achieve development and respect the character and appearance of the area, which respects residential amenity and does not compromise highway safety and the crime prevention aims of the Local Plan. The scheme as originally submitted was for a larger conservatory projecting some 3 metres from the rear wall of the house. This has now been reduced in size to 2-4 metres along the party boundary. With regard to residential amenity; the proposed extension sited on the boundary with number 35 Oxgang Close respects the Council’s policy of restricting the depth of building along common party walls to a depth of 2.4 metres. It is therefore anticipated that the revised proposal would not have an adverse effect on the neighbours in terms of residential amenity and would not result in loss of light or overshadowing. As the committee will be aware issues relating to potential dampness, condensation, ivy, siting of existing barbecue and cold spots are not planning considerations. The proposal does not give cause for concern from a design or highway safety point of view. The proposal does not compromise the crime prevention aims of the Local Plan. |
