# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
3 (3) This permission relates only to the amended plan(s) received by the Local Planning Authority on 25 October 2004. REASON: For the avoidance of doubt.
4 (4) Full details of the perimeter fencing shall be submitted for approval in writing by the Local Planning Authority prior to the first occupation of the premises, implemented in its entirety and thereafter maintained. REASON: In the interests of visual amenity.
5 INFORMATIVE: The Police Authority is advised to make alternative parking arrangements during construction in order to prevent on-street parking and disruption to the free flowing of traffic in the locality.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and T6 were relevant to this decision.
7 REASON FOR DECISION: The proposal is considered acceptable in terms of its location within the street scene and would not constitute material harm to the character and appearance of the area, residential amenity, cirme prevention or highway safety. It therefore accords with the aims of the adopted Local Plan.
