| 3 | REASON FOR DECISION: Permission is sought to extend Waverley, Queen Street, a bungalow located within a well-established residential area. As such it is considered Policies GEN 1, GEN 2 and H 10 provide the basis for the determination of this proposal. These policies seek to achieve development that respects the character and appearance of the area, which respects residential amenity and that does not compromise highway safety and the crime prevention aims of the Local Plan. The design and siting do not give cause for concern and are acceptable in planning terms. The development respects the character and appearance of the area and does not compromise highway safety or crime prevention aims of the Local Plan. With regard to residential amenity the proposed garage is sited adjacent to the gable of 1 Queen Street and the conservatory sited to the north of the dwelling where there are no dwellings within the immediate vicinity. It is not anticipated due to the topography and siting of the proposed garage that it would cause overshadowing or adverse effect on residential amenity. It is anticipated that the conservatory would not have an adverse effect on residential amenity. As Members are aware property value and right to a view are not a planning consideration. The garage will be sited within the curtilage of Waverley, therefore it is anticipated that there will be no adverse effect upon the parking along the street. |
