| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | REASON FOR DECISION: Permission is sought to erect a front dormer extension at 25 Sherwood Drive, Marske a semi detached house located in a well established residential area. As such it is considered policies GEN1, GEN2 and H10 provide the basis for determination of this proposal. These proposals seek to achieve development that respects the character and appearance of the area that respects residential amenity and does not compromise highway safety or the crime prevention aims of the Local Plan. The design of the proposed dormer does not give cause for concern. Although dormers are usually encouraged to be sited at the rear of dwellings, well designed dormer extensions can add to the attractiveness of a dwelling. The design of this front dormer is acceptable in street scene terms. The dormer would give no cause for concern relating to residential amenity of adjacent properties. As members will be aware issues relating to value of properties are not planning considerations. The application does not give cause for concern with regard to the crime prevention aims of the local plan. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
