| 1 | REASON FOR DECISION: Permission is sought for an extension at 34 Farndale Drive, Guisborough a detached bungalow located within established residential area. It is considered that Policies GEN1, GEN2 and H10 of the Local Plan provide the basis for determining this proposal. These policies seek to achieve development that respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed development represents a modest alteration to the appearance of the dwelling such that no harm to either the character or appearance of the area will result. With regard to local residential amenity the enlarged garage together with the creation of a lobby are restricted to the south west side of the premises; the modified conservatory is on the north west side of the premises and the modified bathroom on the north east side of the premises. 2 Askew Dale is set at a lower level than the application premises. It is nevertheless considered that due to the relationship of the two dwellings the increased height of the garage has not so materially affected the living conditions of the occupiers of that dwelling such that planning permission ought to be withheld and enforcement action taken. The other proposed alterations to the scheme are such there is no harm to local residential amenity. The application proposals do not raise concerns with regard to either highway safety or the crime prevention aims of the Local Plan. |
| 2 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
