| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 31 August 2004. REASON: For the avoidance of doubt. |
| 3 | REASON FOR DECISION:The proposal now to be considered is for a dormer window extension within the original roof space extending slightly over into the previous constructed two storey extension. This is a reduction in the original submission which has been negotiated to reduce the top heavy appearance the dormer would have had if it were across the whole of the roof slope. This has the secondary effect of reducing the impact on neighbouring properties as the proposed window openings line through with the bedroom windows below. I do not consider that any loss of amenity will occur to any of the properties that make up this block of dwellings created by the three sides of the crescent and Cotswold Drive. All the dwellings have substantial rear gardens maintaining a good separation distance in all directions. The scheme does not impact on the visual amenity of the street being situated at the rear. In the circumstances therefore I consider the proposal acceptable. |
| 4 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
