The proposal is therefore contrary to Policies GEN1 and ENV4 of the adopted Redcar and Cleveland Local Plan. |
| 2 | (1) The siting of the proposed dwelling would not serve to preserve or enhance the setting of Kemplah House which is a listed building and would have an adverse effect on the amenities of adjacent properties. The proposal is therefore contrary to Policies ENV10 and H3 of the Council's Local Plan. |
| 3 | (2) The Council consider that the design of the proposed dweling would not preserve or enhance the appearance of the Conservation Area and as such is contrary to Policies GEN1 and ENV4 of the Local Plan. |
