| 5 | (5) Chimneys shall be incorporated at each end of the terrace. REASON: To ensure a satisfactory form of development. |
| 6 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H3 were relevant to this decision. |
| 7 | REASON FOR DECISION: The site is within the limits to development and within a residential area. Therefore redevelopment for residential purposes is acceptable in principle. The proposal is to demolish the existing buildings at the site and to redevelop the site for three terraced properties. Three car parking spaces would be provided at the front of the proposed dwellings. The dwellings are of traditional design, brick built with tiled roofs, with the roof space being used to provide additional bedroom accommodation. Rooflights would be installed in the rear elevation. As with the scheme approved previously there would be a metre footpath down each side of the development. However, the footprint is 1.5 metres deeper than that originally proposed and the overall height to the ridge has been increased by approximately 0.5 metres so that the roof space can be utilised. The main impact of the proposed dwellings is on properties in Foster Street. At present there is a two-storey building immediately adjacent to the rear alleyway. The proposed dwellings would be set in from the alleyway by one metre but the new dwellings would be set back further into the site to allow parking to be provided at the front. Whilst the relationship is fairly tight, given the previous use as a builders yard and the fact that there is already a two storey building at the eastern end of the site, I consider it would be difficult to refuse the revised scheme. I would therefore recommend that the application be approved. |
