# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
3 REASON FOR DECISION: Permission is sought to extend 9 Falcon Way, Guisborough, a semi detached dwelling located within a well established area. As such it is considered Policies GEN1, GEN2 and H10 provide the basis for the determination of this proposal. These policies seek to achieve development that respects the character and appearance of the area, that respects residential amenity and does not compromise highway safety or crime prevention aims of the Local Plan. The proposed rear extension would be of a sympathetic design which does not give cause for concern. With regard to residential amenity, the proposed extension respects the Council’s policy of restricting extensions to no more than 2.4 metres along the party boundary. The length of the proposed extension would not harm the living conditions of the neighbours. It is considered that the proposed works would not cause a loss of privacy for the neighbouring properties. The possible effect on existing drains is a civil rather than planning issue and the Council could not require a fence to be erected along the boundary. This application does not give cause for concern with regard to the crime prevention aims of the Local Plan.
