| 4 | REASON FOR DECISION: Permission is sought to reposition a side boundary fence at 69 Falcon Way, Guisborough a detached house located on a prominent corner plot at the junction of Falcon Way with Heron Gate. The repositioned fence is proposed to be erected 0.5 metres from the footpath running along Heron Gate. It is considered that Policies GEN 1 and GEN 2 of the Local Plan provide the basis for the determination of this proposal. These policies seek to ensure that development respects the character and appearance of the area; respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. With regard to the impact upon the character and appearance of the area. The character of the area is predominantly residential comprising a mix of dwelling types; the houses adjacent to 69 Falcon Way are detached. 69 Falcon Way is located in a prominent position situated as it is at the junction of Falcon Way with Heron Gate. Heron Gate is one of the main routes through the estate. Established landscaped areas add to the attractiveness and appearance of residential areas. It is considered that the repositioning of the fence set back from the public footpath and with a landscaping strip would not be so harmful as to warrant a recommendation that planning permission be refused. The size and location of the fence would be such that no harm to the living conditions of adjacent residents is envisaged. The repositioning of the fence would not compromise highway safety or the crime prevention aims of the Local Plan. |
| 5 | NOTE: Redcar and Cleveland Local Plan Policies GEN1 & GEN2 were relevant to this decision. |
