| 1 | The shed shall only be used for a purpose which is incidental to the residential use of the dwellinghouse and shall not be used for any commercial purpose. REASON: In the interests of the amenities of the area. |
| 2 | REASON FOR DECISION: Permission is sought for a garden shed to the rear of 1 Waveney Grove, Skelton a semi detached house located within a well established residential area. As such policies GEN1 and GEN2 provide the basis for the determination of this proposal. These policies seek to ensure that new development respects the character and appearance of the area; residential amenity and does not compromise highway safety or the crime prevention aims of the local plan. The scale and the size of the shed and its impact upon neighbouring properties are the main consideration with regard to this application. An important element to this consideration relates to the topography of the land, as there is a natural steep decline from the property northwards into the garden. The shed is sited therefore at a level considerably lower than that of the dwelling house itself. This means that although the structure is considerable in size the site and the topography limit the impact of the shed and do not cause any concerns relating to amenity issues. Furthermore there is a high fence and hedge along the boundary. As members will be aware right to a view is not a planning consideration. In respect of noise disturbance the shed would only be acceptable if it were to be used for domestic purposes. Accordingly a suitable safeguarding condition should be imposed. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1 & GEN2 were relevant to this decision. |
