| 6 | REASON FOR DECISION: This scheme consist of a small housing scheme of a terrace of 5 two bedroomed houses with parking spaces to the rear. The proposal is very similar to an existing flat development adjacent at the end of Soppett Street. The housing will replace a lock up garage site in an area of residential streets close to the Saltburn, Darlington railway line. The scheme in scale and design is appropriate in this location and will enhance this otherwise unattractive site at the end of the terraces of housing on Soppett and Scott Street. The only issue to consider is what effect this development may have on the existing residential occupiers, particularly 1 Scott Street. The properties at the end of the streets have blank gable walls facing onto this development and therefore no direct overlooking would occur. 1 Scott Street is not directly behind this development as it is opposite the fish and chip shop which is not part of this redevelopment. They have a first floor window facing out into their rear yard which in turn has a high yard wall. I am of the opinion that the distance between the proposal and the objectors rear windows and yard area which is approximately 14m is sufficient because of the oblique angle they are positioned not to cause any loss of amenity through loss of sunlight or privacy and would not justify refusal of this application. |
