| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 3 | REASON FOR DECISION: Permission is sought to extend 70 Churchill Drive a semi-detached bungalow located within a well established residential area. As such it is considered policies GEN1, GEN2 and H10 provide the basis for the determination of this proposal. These policies seek to achieve development and respect the character and appearance of the area, which respects residential amenity and does not compromise highway safety and the crime prevention aims of the Local Plan. The proposed conservatory would extend 2.7 metres from the rear wall and would be adjacent to the neighbouring rear extension, which extends 2.4 metres along the boundary. The extension would have a flat roof, with a brick wall adjacent to the conservatory at number 72 Churchill Drive. The conservatory is of a simple design. The development would not compromise either the character or appearance of the area. With regard to residential amenity; the rear conservatory is adjacent to the boundary with number 72 Churchill Drive, where there is a conservatory already in existence. Although this conservatory extends slightly less than the proposed conservatory it is anticipated that there would be no adverse material effect for the occupiers of number 72 Churchill Drive as a result of the proposed works. It is anticipated that any overshadowing that would result from these works would be minimal. As Committee members will be aware issues relating to rights of access for maintenance and trespass are not material planning considerations. This application does not raise concerns with regard to the crime prevention aims of the Local Plan. |
