| 3 | (3) The external elevations of the extension shall be constructed in materials to match those of the existing building. REASON: In the interests of the appearance of the development in the locality. |
| 4 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 5 | REASON FOR DECISION: Permission is sought for a single storey extension at 22 Fernwood, Redcar a detached house located within an established residential area. It is considered that Policies GEN1, GEN2 and H10 of the Local Plan provide the basis for determining this proposal. These seek to ensure that development respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed extension has a simple design with a front (north) facing window and a rear (south) facing patio door. It would appear as a subordinate feature with no detriment to either the appearance of the dwelling or the wider area. With regard to local residential amenity the proposed extension would be within 0.15 metres of the boundary and wall of 20 Fernwood. It would not, however, be adjacent to a window of this property or project beyond the rear face of 22 Fernwood. Given the size, siting and location no harm to the residential amenity of the adjacent occupier or those occupiers of other neighbouring property is envisaged. Members will note access for maintenance purposes is not a matter with which the planning system can become involved. This application does not raise concerns with regard to either highway safety or crime prevention. Notwithstanding the above the submitted application notes that the dwelling has not been extended and nor are there any detached buildings within 5 metres of the dwelling and within its curtilage. As such this modified proposal could be constructed as “permitted development”. |
