REASON: To ensure that existing trees/hedges on and adjacent to the site which are to be retained, are protected from vehicles and works involved in the construction of the development. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 4 | REASON FOR DECISION: Permission is sough to construct a two storey extension at 7 Overdale, Guisborough a semi detached dormer bungalow located within an established residential area. It is considered that Policies GEN1, GEN2 and H10 of the Local Plan provide the basis for determining this proposal. These policies seek to achieve development that respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed extension has been designed to reflect the features of the existing building. A gap of approximately 1.5 metres would remain between the proposed extension and the side (3). As the plot is generous in size compared with neighbouring properties overdevelopment would not result. No harm to the character or the appearance of the area is envisaged. With regard to local residential amenity; the extension proposes new windows at first floor on the front elevation and at both ground and first floor level within the rear elevation. No windows are proposed within the side elevation. Given the juxtaposition of the development with neighbouring property it is not considered that this proposal would materially impact upon the living conditions of nearby residential occupiers such that planning permission ought to be withheld. Following development both a double garage and vehicle hardstanding would be available at the property. No harm to highway safety is therefore envisaged. This proposal does not raise concerns regarding the crime prevention aims of the Local Plan. |
