| 2 | (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 21 April 2004. REASON: For the avoidance of doubt. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 4 | REASON FOR DECISION: Permission is sought to extend 53 Easson Road, Redcar a detached two storey dwelling located within an established residential area. It is considered that Policies GEN1, GEN2 and H10 of the Local Plan provide the basis for determining this proposal. These policies seek to achieve development that respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed development has been designed to reflect the existing features of the building. The single storey addition between the main building and the garage is simple and modest. No harm to either the character or appearance of the area. With regard to local residential amenity the development would be restricted to the side/rear of the existing dwelling. Due to the distance and intervening single storey buildings between the development and the property to the west no material harm to the living conditions of the occupiers of that property are envisaged. The current plans have omitted the first floor balcony instead showing a rear bedroom window only. Bearing this in mind and the distance from the property to the rear (in excess of 21 metres) no material harm to the living conditions of property to the rear is envisaged. The proposed extension would be approximately 4 metres from the dwelling to the east. It has windows within the side elevation both at first floor (landing windows) and ground floor (secondary kitchen/store/dining room windows). Given the juxtaposition of these two dwellings and the existing layouts it is considered that the impact upon the living conditions of the occupants of that property would not be so great as to warrant the withholding of planning permission. The existing drive and garage would remain at the dwelling and as such no harm to the highway safety is envisaged. The application does not raise concerns with regard to the crime prevention aims of the Local Plan. |
