| 4 | REASON FOR DECISION: Permission is sought to extend an existing bungalow that is located on the periphery of an established residential area. It is considered that Policies GEN1, GEN2 and H10 provide the basis for determining the proposal. These policies seek to achieve development that respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. 12 Farmbank Road is a residential bungalow with a simple design having a pitched roof hipped front and rear and a forward projection having a hipped pitched roof. Currently there are no rooms within, or windows in the roof space. The proposed rear extension would replicate the existing design with the addition of a small flat roof dormer window within the rear hipped roof slope. The proposed balcony has been omitted. Bearing this in mind and the size of the plot no harm to the character and appearance of the area is envisaged. With regard to local residential amenity; the proposed extension due to the intervening garage at 10 Farmbank Road and the distance from neighbouring dwellings would not result in material harm to the living conditions of the adjacent nearby residential occupiers. The proposed roof extension would not impact upon the existing access arrangements and as such no harm to highway safety is envisaged. The proposal does not raise concerns with regard to the crime prevention aims of the Local Plan. |
| 5 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
