1 (1) The proposed dwelling by virtue of its location on this corner plot, would comprise a conspicious and intrusive feature in the street scene which would be detrimental to the visual amenities of the area and the amenities of local residents. The proposal is therefore contrary to Policy H3 of the Council's Local Plan.
2 (2) The proposal would constitute overdevelopment of the site resulting in inadequate private open space for both the existing and proposed dwellings.
