| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 3 | REASON FOR DECISION: Permission is sought to extend 5 Rosedale Cottage, a two storey dwelling located in a small hamlet of Slapewath East of Guisborough. As such is it considered that policies GEN1, GEN2 and H10 provide the basis for determination of this proposal. These policies seek to achieve development that respects the character and appearance of the area that respects residential amenity and does not compromise highway safety of the crime prevention aims of the Local Plan. The proposed rear extension has a mono pitched roof and would be a design that respects the character and appearance of the area. With regard to residential amenity; the proposed rear extension would border with number 4 and number 6 Slapewath Cottages. The proposed extension respects Council policy relating to limiting the depth of extension on terraced and semi-detached extensions to 2.4 metres. This relationship between the proposed alterations and the residential amenity of the neighbours of numbers 4 and 6 Slapewath Cottages would have no adverse effect on the appearance of the property. The application does not raise concerns with regard to the crime prevention aims of the Local Plan. Members will be aware that details of soak away and drains are not material planning considerations for domestic dwellings. |
