| 4 | REASON FOR DECISION: Permission is sought for a two storey rear extension at 31 Sycamore Crescent, Eston a mid terrace property located within an established residential area. It is considered that Policies GEN1, GEN2 and H10 of the Local Plan provide the basis for determining this proposal. These policies seek to achieve development that respects the character and appearance of the area; that respect local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed extension would be at the rear of the property is of a simple design that complements the existing building. It would appear as a subordinate feature. No harm to either the character or appearance of the area. The proposed extension would be located at the rear of the dwelling. The relationship and distance from dwellings to the front and rear is such that no harm to the living conditions of the occupiers of those properties is envisaged. The proposed extension would be located centrally on the rear elevation of 31 Sycamore Crescent some 2.4 metres from the south western boundary with 33 Sycamore Crescent and some 2.2 metres from the north eastern boundary with 29 Sycamore Crescent. Taking into account the relationship with these properties to the south west and north east and the size and location of the proposed extension no material harm to the living conditions of the occupiers of either neighbouring property is envisaged. The application does not raise concerns with regard to highway safety as the existing parking arrangements at the front of the dwelling would be unaffected by this proposal. The application does not raise issues with regard to crime prevention. |
