| 4 | REASON FOR DECISION: Permission is sought construct a first floor extension at 38 Ormesby Road, Normanby a detached dwelling located within an established residential area and as such it is considered that Policies GEN 1, GEN 2 and H 10 of the Local Plan provide the basis for determining this proposal. These policies seek to achieve development that respects the character and appearance of the area; that respects local residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed first floor extension above the existing garage and utility room would be built up to the boundary of the property with 36 Ormesby Road, Normanby, with a small gap remaining between the two dwellings (nos. 38 and 36). It would be set back from the front face of the dwelling. Terracing would not result. The ridge line of the proposed extension would be approximately 1.8 metres below that of the existing roof. The design complements the existing building. No harm to the character or appearance of the area is envisaged. The extension is restricted to the north eastern elevation of the dwelling and does not extend forward or rearwards of the building. The distance between this proposal and neighbours to the north west, south west and south east is such that these properties will be little affected. The extension, however, would be adjacent to 36 Ormesby Road, a detached dwelling. The dwelling has a blank flank wall and due to the relationship between the two dwellings it is not considered material harm to the living conditions of the occupiers would result. The application does not raise concerns regarding highway safety or crime prevention. |
