| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 4 | REASON FOR DECISION:This scheme has been amended since the submission of the neighbours objections by the omission of the roof garden. The main consideration in respect of this proposal is whether any loss of amenity will occur to the occupiers of the neighbouring property by the construction of the two storey rear extension. The application property is a semi-detached house at the junction of Park Avenue and Stanley Grove and the scheme will create an L shaped building form on the outside half of the site. The two storey part creating a kitchen on ground floor and bathroom at first floor will be approximately 3m from the boundary with 52 Park Avenue who have a patio door at ground floor with bedroom window above. A high fence divides the properties. The garage with a flat roof will be situated across the rear of the yard area parallel to the rear alleyway. I am of the opinion that this proposal is sufficiently separated from the neighbours property not to create any greater loss of amenity than may already occur with the relatively high pitched roof offshoot that exists, and high fence that divides the properties. The garage replaces an existing structure with the roof garden being omitted. |
