1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and T6 were relevant to this decision.
3 REASON FOR DECISION: The proposed development will bring an empty property back into use which will be beneficial to the amenities of the area. The proposed use will generate additional employment. Whilst there is no on-site parking it is considered that most of the customers attracted to the premises will be from the local area and will visit the premises on foot. Accordingly it is considered that the premises will be from the local area and will visit the premises on foot.
