| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 3 | REASON FOR DECISION: This proposal in design terms is acceptable. The applicant has agreed to set back the front face of the extension and drop the roof line to overcome any terracing issue. The proposal does not have any detrimental impact to the neighbouring property which has an attached garage adjacent. The main consideration is whether this proposal can be considered overdevelopment of the site. A garage and utility room exist to the side of the house and this proposal creates a floor above that footprint. No further area of the garden will be taken up with the scheme which is reasonably sized. I am of the opinion that this scheme does not constitute an overdevelopment of the site and is considered acceptable. |
