# Condition Details
(1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The external elevations of the extension shall be constructed in materials to match those of the existing building. REASON: In the interests of the appearance of the development in the locality.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
REASON FOR DECISION Permission is sought to extend 6 Crestwood, a bungalow located on the fringes of a well established residential area. As such it is considered that policies GEN 1, GEN 2 and H10 provide the basis for the determination of this proposal. These policies seek to achieve development that respects the character and appearance of the area that respects residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plan. The proposed rear conservatory would have a pitched roof and be located along the eastern side of the property and has a simple design. The front extension has a hipped roof and extends forward of the existing building line by 2.58 metres and is 4.49 meters wide. The design and layout does not give cause for concern with regard to character and appearance of the area. The staggered building line of Crestwood is a material consideration as it limits the impact of the proposed front extension in relation to design and street scene. With regard to residential amenity, the conservatory is well screened from the neighbours by the garages of 6 Crestwood and 8 Crestwood. The front extension does not project beyond the building line of 4 Crestwood due to the staggered nature of the bungalows in the street. The layout would not have adverse effect of number 4 Crestwood, which is potentially the most affected by the alterations to the front of the dwelling, and would not materially harm the conditions of the occupier. Following the development the dwelling would have the benefit for both garage and drive (in excess of 6 metres). The proposal would therefore not compromise highway standards. The application does not raise any concerns with regard to the crime prevention aims of the Local Plan.
