| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 3 | REASON FOR DECISION: The principle consideration with respect to this proposal is whether the scheme can be considered overdevelopment of the site. In design terms the scheme is wholly acceptable, the extension is sympathetic in appearance following the hipped roof construction and utilising matching materials. The first floor bedroom has been set back to overcome terracing. The neighbouring property has a garage and utility room along the side of the house which extends past the rear of the house and a 1m wide footpath separates the two properties, therefore there is no loss of amenity to that occupier. The rear of the application site has the railway line as its boundary. The majority of the extension will be constructed over the footprint of the existing garage and rear porch and therefore very little additional curtilage will be utilised for the extension. There is sufficient amenity space remaining within the front and rear garden not to consider this an overdevelopment of the site and therefore the scheme is wholly acceptable. |
