| 2 | (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 27 November 2003. REASON: For the avoidance of doubt. |
| 3 | (3) The external elevations of the extension shall be constructed in materials to match those of the existing building. REASON: In the interests of the appearance of the development in the locality. |
| 4 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 5 | REASON FOR DECISION:This type of proposal over the existing driveway of this semi detached house is fairly common on this type of property. The neighbouring dwelling has facing windows along the drive elevation consisting of breakfast room/lounge area at ground floor and a landing window at first floor. Kitchen offshoot projects furthger past the main part of house into rear garden. The main consideration with regard to this proposal is whether the extension will have sufficient adverse effect on the neighbouring property to warrant refusal of planning permission. I am of the opinion that the remaining distance created by the neighbours driveway is sufficient not to restrict light to a degree that would adversely effect their living conditions. The mass of the extension is lessened by the fact that the ground floor element maintains open sided along the boundary with next door being constructed as a traditional carport with pillar supports. The extension has been further reduced at first floor level by the 1m set back and the lowering of the ridge of the hipped roof. In conclusion I consider this proposal acceptable. |
