| 3 | REASON FOR DECISION:This scheme was originally submitted twelve months ago and has been the subject of negotiation since that time. Following those discussions a revised scheme has now been submitted. The application property is one half of a pair of semis, the two properties either side have carried out similar schemes in the past. The front of this extension has been set back 1,m from the front face of the original house to overcome the terracing issue that may occur with the neighbouring house at number 9 in line with the advice set out in the Council’s Local Plan. The two storey element of this scheme projects to the rear of the property to the same distance as the two storey extension at number 9 and will not have any adverse impact on their living conditions as no windows are facing onto the proposed extension. 9 Brancepeth Close is set off at an angle and therefore the gap widens going into the rear garden. This extension is further extended by a single storey building which is a continuation of the garage it will project into the rear garden approximately the same length as an existing shed and will be positioned alongside the neighbours shed. I do not consider this will have a detrimental impact on the neighbours amenity. The conservatory will be located across the rear of the house but set off from the adjoining boundary by approximately 700 mm. The conservatory will project 2.4 m from the existing house, a 1.8 m high large lap fence separates the two gardens. I am of the opinion that all the elements of this scheme are satisfactory and will not have any adverse impact on neighbouring occupiers or the street scene generally. The issues of drainage and sewage will be controlled through the building regulations. |
| 4 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
