As this is a householder application, in the event of an appeal against a refusal of planning permission, which is to be dealt with on the basis of written representations, any representations made about this application will be sent to the Secretary of State, and there will be no further opportunity to comment at appeal stage.
The application is available for inspection online and at the offices of Planning Services, Development Management, Seafield House, Kirkleatham Street, Redcar, TS10 1SP. The offices are open from 8.30am to 5.00pm Monday to Thursday and 8.30am to 4.30pm on Friday.

| 4 | (4) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. | 5 | (5) The existing hedges shall be retained unless their removal is first agreed in writing with the Local Planning Authority. REASON: In the interests of visual amenity. |
| 6 | (6) The developer shall ensure the provision of satisfactory sight lines in accordance with the Council's Design Guide and Specifications. REASON: In the interests of highway safety. |
| 7 | (7) The developer shall ensure that a drainage scheme is implemented that meets the requirements of Northumbrian Water. REASON: To ensure the drainage at the site is satisfactory. |
| 8 | (8) Prior to the commencement of the development on site full details of existing and proposed ground levels and proposed floor levels shall be agreed in writing with the Local Planning Authority. The approved details shall be adhered to in their entirety. REASON: In the interests of visual and residential amenity. |
