| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 15 December 2003. REASON: For the avoidance of doubt. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
| 4 | REASON FOR DECISION: The principle consideration in respect of this proposal is the affect if any this extension will have on the amenity of the occupiers of 35 Craigearn Road. The scheme which has been modified to conform with the Council’s policy in respect of terracing ie. 1m set back at front and reduction in ridge height consists of a two storey extension over the existing driveway with a car port structure at ground floor. The neighbouring property number 35 has a backdoor at ground floor and a bathroom and landing window at first floor facing onto the extension which in turn is separated by their drive. These windows are considered secondary in nature in respect of the impact an extension may create upon them and it is considered that the drive width together with the open nature of the sides of proposal will not have an adverse impact on the neighbouring property that would warrant refusal of this application. The scheme has been designed in a manner to replicate the existing features of the house including a hipped roof and brickwork detailing in design terms. The other half of this semi detached house has already carried out a similar extension. |
