| 1 | (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) The external elevations of the extension shall be constructed in materials to match those of the existing building. REASON: In the interests of the appearance of the development in the locality. |
| 3 | (3) Prior to work commencing a detailed traffic management plan shall be submitted for approval in writing by the Local Planning Authority. The traffic management plan shall indicate the volume of traffic, types of vehicles, vehicle waiting areas, wheel wash facilities, access routes and turning facilities. The approved plans shall be adhered to throughout the construction period . REASON: In the interests of highway safety. |
| 4 | (4) The application site is on/close to land identified by the Council as having a history of potentially harmful contamination. The applicant shall, prior to the commencement of any works involving the disturbance of the site, submit for the approval of the Planning Authority. A) details of a suitable site investigation and risk assessment suficient to identify the nature and degree of any contaminants in, on or under the site and the extent to which they may affect the suitability of the site for its intended use. B) dependant on the findings of (a) above, details of a suitable remediation scheme. The agreed scheme shall be implemented to the satisfaction of the Local Planning Authority prior to the development commencing. REASON: To adress possible contamination issues. |
| 5 | (5) A scheme for the details restoration and reinstatement of the site following construction shall be submitted for approval in writing by the Local Planning Authority. The scheme shall be implemented in its entirety within six months of the construction phase being completed unless first agreed in writing by the Local Planning Authority. REASON: In the interests of both landscape conservation and the character and appearance of the area. |
