(1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The initial clearance of vegetatian from the site should be scheduled to avoid the bird breeding season (April to July inclusive) unless first agreed with the Local Planning Authority in consultation with English Nature. REASON: To ensure all breeding birds are protected.
(3) Prior to work commencing a detailed management plan shall be submitted for approval in writing by the Local Planning Authority. The traffic management plan shall indicate the volume of traffic, types of vehicles, vehcile waiting areas, wheel wash facilities, access roads and turning facilities. The approved plans shall be adhered to throughout the development period. REASON: In the interests of highway safety.
(4) If during development, contamination not previously identified, is found to be present at the site then no further development (unless otherwise agreed in writing by the Local Planning Authority) shall be carried out until the applicant has submitted, and obtained written approval from the Local Planning Authority, an addendum to the Method Statement. This addendum must detail how this unsuspected contamination shall be dealt with. REASON: To ensure that the development complies with the approved details in the interests of protection of Controlled Waters.
(5) Nothing other than inert, uncontaminated materials shall be deposited on the site as part of the remediation scheme. REASON: To protect the groundwater quality in the area.
