| 3 | (3) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. | 4 | (4) Details of the security fence and the lighting system including towers shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of the development. REASON: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 5 | (5) New discharges of foul and surface water must be on a separate system. REASON: To prevent pollution of the water environment. |

| 7 | (7) Prior to the bringing into use of the development hereby approved, the site drainage shall be sealed to prevent ingress of groundwater, in accordance with a scheme previously submitted to and approved in writing by the Local Planning Authority. | 8 | (8) No development approved by this permission shall be commenced until: The application site has been subjected to a detailed desk top study which shall include the identification of previous site uses, potential contaminants that might reasonably be expected given those uses and other relevant information. Depending on the findings of such a study the Agency may then ask that:- A) A site investigation is designed for the site using the information obtained from the desk top study and any diagrmmatical representations (Conceptual Model). This should be submitted to, and approved in writing by the Local Planning Authority prior to that investigation being carried out on the site. B) A method Statement detailing the remediation requirements, including measures to minimise the impact on ground and surface waters, using the information obtained from the Site Investigation to be submitted to the Local Planning Authority. This should be approved in writing by the Local Planning Authority prior to that remediation being carried out on the site. REASON: To ensure that the proposed site investigations and remediation will not cause pollution of Controlled Waters. |
| 9 | (9) This permission relates to the implementation of the works outlined in the applicants facsimile transmission to the Environment Agency dated 25 June 2002 and shall be carried out before the development hereby approved is brought into use. REASON: To prevent pollution of the water environment. |
