# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
3 (3) Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no alteration or enlargement of the dwelling hereby approved shall be carried out and no ancillary buildings or means of enclosures shall be erected without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development.
4 (4) No trees shall be removed until a scheme for replanting and a programme of works for the maintenance of remaining trees has been submitted to and agreed in writing with the local planning authority. REASON: In the interests of the amenities of the area.
5 (5) Only the following trees, as identified on the submitted drawings shall be removed; T1; T2; T5; T8; T9; T10; T11; T12; T16 and T17. Tree nos T3 and T6 shall be retained and crown trimmed as appropriate. REASON: For the avoidance of doubt.
6 (6) Details of materials to be used for all hard surfaces shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of the development. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
7 (7) Details of the design and materials of the doors and windows, including method of opening of all the windows, shall be submitted to and agreed in writing within local planning authority prior to development commencing. REASON: To reserve the rights of the local planning authority with regard to these matters in the interest of preserving the appearance of the Conservation Area.
8 (8) Details of any walls and fences including the retaining wall shall be submitted to and agreed with local planning authority prior to development commencing. REASON: To reserve the rights of the local planning authoirity with regard to this matter.
9 NOTE : Redcar and Cleveland Local Plan Policies GEN1, GEN2, LD1, ENV1, ENV4 and ENV9 were relevant to this decision.
